
There's times when a seller is "almost there", but just isn't motivated enough (yet) to work the deal you need, and that's ok...
There's a good chance they will be soon and if you "play your cards right", you'll end up with a very profitable deal.
Here's a GREAT way to play their game and likely even quietly lead them into doing the creative deal you wanted much sooner than they would have if you didn't handle it this way.
This is a stealth negotiation tactic, not to be abused at the sellers expanse. It's high level negotiating and done properly, will benefit both you and the seller.
Present the idea to the seller of giving you an option to buy the house at their price.
It doesn't need to be exclusive. You just want the seller to say yes.
Be up front and let them know the price is still to high for you, but you have a network of buyers and you'll see if you can move it. At this point, you're not even really expecting to make anything on it, it's just a good thing to do since you know other investors who buy houses in the area.
Taking this angle in your negotiations is a smart move for several reasons. First, you have nothing to lose and if you do find a buyer you'll hopefully make a couple bucks, at least.
Who knows, maybe you get lucky and make more, but it doesn't matter, because you're playing the long game.
When you exhaust all your options for a few weeks and no one wants it at their price, go talk to the seller and let them know you did your best, because hopefully you did.
You showed the seller even more "social proof" that they are in a position either:
A) come down on their price if they want to sell or
B) become flexible on terms, which is exactly what you wanted in the first place.
You can pay more for flexible terms on a creative Pre-Wholesale deal and you should DEFINITELY make way more.
And so can the seller.
Now it's just a matter of properly sharing the benefits of your creative offer with the sellers and clearly showing them how much more money they make and then you have yourself a deal.
And if you present your offer properly and structure your acquisition and exit strategies properly, you most likely have a nice profit up front, monthly cash flow for several years and then a fat payday on the backend of the deal.
And everyone wins...
I've used this stealth strategy countless times and ended up closing deals the other investors had passed on.
This is precisely why I don't waste time with what all the other new investors are wasting their time and marketing money on these days.
They can keep wasting their time and money on lead generation for the same leads every other investor in town is chasing, using the same worn out and over used "we buy houses" marketing slogan while blending in with each other and the sellers they're targeting.
Thanks, but no thanks...
I'll just keep kicking back and "picking the low hanging fruit"; cashing big checks on the front and backside of my deals and enjoying a reliable and consantly growing monthly income stream.
The Pre-Wholesaling System is simple, the profits are WAY higher, the sellers are easier to work with, there's very little competition for the deals, minimal marketing effort and best of all I'm not having to rely on going out and qualifying for new loans at high rates.
Over the course of 30 years and hundreds upon hundreds of these types of deals, I've tweaked all parts of the systems over and over and over to constantly improve and adapt to changing markets.
I'm very thankful my days of competing with wholesalers, rehabbers and even buy and hold landlords are long gone. This game is just so much easier, consistent, less stressful and much more profitable than all those other methods. That's also why I coined the phrase and named the training program Pre-Wholesaling, because it really is what every investor should do before they ever even think about jumping into wholesaling...
